Obtaining FinancingSellers overwhelmingly prefer to work with buyers who have been pre-qualified for a loan. Over the years, I've developed strong contacts at most of the major lending institutions in Vermont and New Hampshire. Since these wonderful affiliates trust my recommendations, I can help you get the right loan for your financial situation.
Find a Property
Did you know that some of the best properties never appear on the market? That's because real estate agents often network with each other to make deals happen before a property is ever listed. Luckily for you, I'm wired into that network, and I can get you access to those hidden opportunities.
Negotiate Terms
Because I've worked as a seller's agent in the past, I know how they operate. That gives me (and YOU!) a great advantage during price negotiations. Now that I work exclusively as a buyer's broker, I leverage that insight and experience to get you the best deal possible.
Agreement
Once negotiations are complete, you'll sign a purchase and sale (P&S) agreement, which sets the actual sale date. Vermont and New Hampshire use standard contract forms for this agreement, and I'm intimately familiar with all of them. I'll walk you through each detail, cutting through the legalese to explain everything in plain English.
Property Inspection
Lenders require an examination by a licensed property inspector before the sale. This protects the lender, but it also protects YOU, the buyer, by identifying any issues that should be resolved. I'll make sure you're confident about the quality of your property before we move forward with the sale.
Appraisal
Lenders also require a valuation of the property by a contracted appraiser, to ensure that the sale and loan amounts are appropriate. I coordinate this process between the lender, the appraiser, and the seller's agent, keeping you on track to close the sale as scheduled.
Closing
It's the big day! We'll meet with the seller, the seller's agent, and the lender's closing attorney to sign all the paperwork. I've been to hundreds of these closings, and I'll be sitting right next to you during YOUR closing, ready to answer any questions or address any issues that may arise. AND I'll celebrate with you when that property becomes yours!
